How will the discount be calculated?

You will receive the 20% cashback by using the referral code. The BNB discount is the discount when you hold the native currency of Binance called: Binance Coin (BNB). You just have to hold (a part of) it in your wallet and you’re good to go to get the 25% additional discount.
